Questions facility managers actually ask

If yours is not here, call and ask. We would rather answer it now than have it come up after you have signed something.

How does pricing work?

We walk your building in person and scope it properly — square footage, restroom count, floor types, layout and the frequency you need. You get one flat monthly price and a written scope of work naming exactly what is cleaned and how often. That figure does not move unless your requirements change, and if they do we re-quote before any work is done, not after. If you want a sense of the number before you talk to anyone, our contract check shows the range buildings like yours actually pay.

Are you licensed, bonded and insured?

Yes — general liability, bonding and workers' compensation. We can send a certificate of insurance before you sign anything, and we can be added as additional insured where your lease or property manager requires it.

When do you clean?

Almost always after hours, so the work is finished before your people arrive. Your frequency and time window are set at the walkthrough and written into the contract. If your building needs daytime coverage as well, we can quote a day porter separately.

How do you handle keys, alarm codes and access?

However your building prefers. Some clients issue keys or fobs, some use a lockbox, some let us in through building security. Access details stay with a named crew rather than circulating, and we tell you before anyone new works your site.

Who provides paper towels, soap and liners?

Either way works. We can supply consumables and bill them at cost, or restock whatever you buy yourself — we just keep the dispensers full and tell you when stock is running low. We will confirm which you prefer at the walkthrough.

How long is the contract?

Our standard agreement runs twelve months so we can commit crews to your building, and it can be ended with thirty days' written notice on either side. We would rather keep you because the work is good than because a contract traps you.

What happens if something is not right?

You contact Fredy directly — not a call centre. We will acknowledge it the same business day and correct it on the next scheduled visit, or sooner if it cannot wait. Recurring issues trigger a walkthrough with you so we fix the cause rather than the symptom.

We already have a cleaner. How does switching work?

Carefully, and without a gap. We scope your building while your current vendor is still working it, agree a start date that lines up with your notice period, and begin the night after they finish. You do not need to tell them anything until you are ready.

Do you service buildings outside Grand Rapids?

Yes — we work across West Michigan. If you are on the edge of our area it is still worth a call; we will tell you honestly whether we can service you properly rather than stretching a crew too thin.

Let's scope your facility.

A walkthrough takes about twenty minutes and there is no obligation at the end of it. Most proposals go out within two business days.
