It is the same cost model we price our own work with, run twice — once as a lean operator working fast on low wages, once as a thorough one paying well. Those two answers are the ends of the band. There is nothing proprietary about it.
Square footage divided by a cleaning rate for your building type, plus about twelve minutes per restroom per visit, multiplied out across the month and costed at a loaded wage — pay plus taxes, insurance and workers' compensation.
Chemicals, liners and equipment wear run with square footage. On top of that sits the cost of running a company — vehicles, insurance, supervision, admin — and a margin. No cleaning company stays open without both.
The low end assumes fast cleaning rates, near-minimum pay and a thin margin. The high end assumes thorough rates, well-paid crews and a healthy margin. Honest prices exist across the whole span, which is why we show a band rather than a single number. Below a certain size the band stops following square footage and follows visits instead — nobody sends a cleaner across town for what a small suite's square footage is worth.
Your layout, your access, how hard your building actually is, what your last vendor agreed to, and whether the work is being done. A number cannot tell you that. A walkthrough can.

That is a deliberate cost we carry, and it shows up in a price. What you get for it is a crew that stays — people who know your building, your access and the things nobody wrote down, instead of a new face every few months.
If the only thing that matters on your building is the lowest monthly figure, someone will beat us on it. They will do it by paying less and cleaning faster. That is a real trade and some buildings can make it.
It is whether you are getting what you already pay for. Plenty of buildings are paying a fair number for work that stopped matching it two vendors ago. That is the gap we are usually hired to close.
